Turning Super Into Control, Stability & Long-Term Wealth
We recently worked with a Melbourne-based business owner who had accumulated a substantial balance in superannuation. While their super was performing steadily, they wanted more from it, greater control, improved tax efficiency and a stronger long-term retirement position.
In early discussions, it became clear that one of their biggest frustrations sat outside their super altogether. They had been paying increasingly high rent for their business premises for many years, with no long-term benefit to show for it.
Identifying the opportunity
After reviewing their position and goals, we identified that purchasing their own commercial premises could address several challenges at once. Not only would it remove their reliance on a landlord, it could also become a tax-effective asset held within their superannuation.

Once the structure was established, the client secured a commercial property that their business now occupies. Instead of paying rent to an external landlord, the business pays market rent into the client’s own superannuation fund.
This achieved several outcomes:
- No more escalating rent payments to a landlord
- A commercial property held in a tax-effective environment
- Greater control over business premises
- Improved cash flow visibility and balance sheet stability
Over time, this asset also has the flexibility to serve as an investment property beyond the business’s own use.
The outcome
The impact has been significant. By converting a recurring expense into a long-term asset, the client has strengthened their retirement position, improved tax efficiency and regained control over a major line item on their balance sheet.
The flow-on effect has been meaningful enough that they are now in a position to upgrade their family home, something that would not have been possible without this earlier strategic decision.
