When it comes time to sell your home, there are a huge number of things you can do to improve the value and increase the sale price such as renovating wet areas and the kitchen, knocking down walls or completely overhauling it to bring it back to its former glory. But if you’re not that keen on the time and effort required (and dubious about the return on investment), here are eight styling tips you can use that are low impact on the budget and pretty easy to DIY.
1. Interior/Exterior Paint & Window Furnishings
Everyone knows that ‘fresh paint’ smell. Instantly the place seems brand new! Although on the more expensive side, this instantly rejuvenates a tired, lived in home.
Window treatments (blinds, curtains & shutters) are also an important feature to consider restoring/modifying. They frame the windows in each room and allow for the space to be finished off – but old daggy curtains or broken, cheap venetians can make the room completely lacklustre. Simple shutters or blinds can be used to allow the perfect touch of natural light into the room, but also provide excellent privacy!

2. Artwork
Who doesn’t love a gorgeous piece of artwork? Installing a few select pieces of art on walls throughout your home will make the space look grand and refined, all while telling a story. There are some great businesses you can lease artwork through, almost of like a try before you buy system:

Whether it’s a runner for a hallway, round rug or large rectangular rug, they provide zoning and anchor a room. A rug is a great way to make a space feel warm and inviting (especially on a timber floor).
We love Jute rugs, which are neutral and flexible to move throughout the house to different spaces – but there’s nothing better than an amazing colourful rug that is a piece of art on the floor.
4. Bedroom
Everyone loves their bedroom. It’s where we spend SO much of our time! Therefore, making it feel warm, inviting and luxe is important – especially when selling it to prospective buyers.
Think large knit throws, feather filled cushions (a must for the karate chop), large Euro pillows & bed head and very neutral coloured linen… Crisp whites, greys, taupes and charcoals are sophisticated colours to go with!
5. Entry
“Don’t judge a book by its cover”… We’re sorry to say this is not the case when selling your house – it will always be judged by its façade! To ensure a presentable street presence, make sure the garden is tidy, a beautiful pot plant sits next to the front door and finish with a nice welcome mat to entice potential buyers in.
6. Greenery
Greenery brings the outside, indoors! We all know keeping indoor plants alive can be one of the hardest jobs… But it is only for a few weeks… and you may surprise yourself, hello Green Thumb! Living plants make your space feel fresh and alive. It adds a touch of nature and colour into the home.
7. Declutter
“Before you leave the house, look in the mirror and take one thing off” – Coco Chanel
The classic “less is more” approach is very critical when styling your property for sale!
Take everything out of the space and only replace the items that you feel are necessary styling items. In kitchens, toasters, kettles and knives don’t need to be on display for the public! Find a cupboard and think bare minimum. If you have a HUGE stack of magazines piled up next to the sofa? Throw them out… No one cares for the 2015 Vogue that you have only read once.
8. Cosy
Don’t you love the feeling of coming home after a long day at work, putting your feet up in front of the fire whilst enjoying a glass of wine and watching the latest episode of The Crown?
It’s great for prospective buyers to feel the ease and comfort of your home, just like you do day to day. This is the feeling of a simply styled coffee table, shelving and consoles with beautiful coffee table books, candles and different decorative vases and trays. Don’t forget to use the ‘less is more’ approach here though… it’s a balance but don’t over clutter your space! Buyers love to be able to visualise themselves within the house.
